90/10 Split: This means associates who are the procuring cause of commissions or payments received by the brokerage firm are compensated 90% of the gross compensation received by the brokerage firm, under associate’s behalf. We encourage prospects talk current associates and ask how satisfied they are working with us.
 
2% Sponsorship Bonus*: Residual income is how we give back to associates that help our brokerage firm grow by referring other great real estate agents. Associates that refer the brokerage firm receive 2% of gross compensation from commissions received by new agents refered to the firm. For long as both associates, the procuring cause of the commission received, and the associate who refered the firm, are active within the firm. This 2% compensation is paid as a “sponsorship bonus” to associates who referred the brokerage firm. The 2% comes out of the company’s percentage split, therefore new agents are not adversely impacted for having a sponsor.
 
Keep Your Listings & Leads: If any associate of our firm ever decides they are no longer a right fit and to part ways by finding a new employer. Our brokerage firm will assign your leads (customers procured by you and serviced by you) to your new employment. Including listing agreements and buyer brokerage agreements where the associate is the procuring cause (meaning it was a lead procured by you, and serviced by you) and as long as the customer is not under a contract to acquire, lease, sublet, dispose of property. If the customer happens to be under a contract to acquire, lease, sublet, dispose of property the brokerage firm will send the new employment earned commission splits when customers execute the contracts and commissions are received.
 
FREE Online Training: Our brokerage firm strongly believes in skills training, and once these industry skills are obtained the sky is the limit. If you are a new agent, getting started in the industry is not very easy, to help new agents the firm’s Broker Michael Salazar is also a trainer and licensed real estate instructor. Our compensation plans are generous to retain agents with us for as long as they are a right fit. Weekly office meeting are held LiveStream via Zoom and all associates are welcome to attend and share recent customer experiences with colleagues. Office meetings and trainings, focus in contracts and technology which is are a big part of our business, all associates with the firm are encouraged to attend these LiveStream meetings from anywhere as long as they have internet connection. Remember you are closer than you think, once those skills of the industry are learned the sky is the limit!
 
LFRO With No MLS Fees**: Option available to not join an MLS, or be an MLS member. Newer agents might not feel ready to sign up, and an investment of joining an MLS or industry association. Experienced agents might feel they need a break but still want to have their license in “Active” status and can refer customers. This option allows real estate professionals to still hang real estate license “Active” at a separate brokerage firm, and receive commission payments and even the residual income of sponsorship bonuses*. The separate LFRO brokerage firm is owned and operated by Michael Salazar Licensed Real Estate Broker and Licensed Real Estate Instructor.
 
Transparency: Our brokerage firm strongly believes in being fully transparent, when you contact the brokerage firm interested in joining, we will email you our: “Company Policy“, “Independent Contractor Agreement“, “Additional Services Available To Associates“, among other relevant company documents. We encourage you review all documents with your counsel and even other real estate professionals. As part of our interview process, you will also meet with our recruitment supervisor to make sure all your questions are answered and that we are the right fit for your career at this time. You will not asked to sign anything during our interview meeting. Real estate licensees can expect to get answers to all their questions at our interview meetings, without feeling commitments or pressure to sign up. Meetings can be held via LiveStream, which makes them convenient. After concluding the interview if we are not the right fit, we’ll sincerely thank you for considering our firm as an option and we hope we could be a better fit later in your real estate career.
 
Stability: We strongly believe in giving agents that elect to work with our brokerage firm stability and peace of mind to know if we are a great match the firm will not place their license “inactive” without just cause. Many real estate professionals today have multiple family members in the real estate industry for example a married couple both being real estate licensees. We might not be the right fit for everyone, all the time. We could work with one of the family members active under the brokerage firm, while the other spouse or family members might be working at other firms. Simply, the firm will never place a professional license “inactive” just because all family members don’t work for the same firm. Also, the firm will not place a licensee “inactive” just because they don’t meet production goals, instead our firm tries to provide guidance and skills training to help agents become successful. As an independent contractor goals are personal, the firm will provide you with guidance on how to set them. Furthermore, the brokerage firm has no debts and has adapted quickly to the changing business environment of today. Our brokerage firm takes into account all suggestions given by associates. Most importantly, our firm belief is Treating Customers Like Luxury! Our brokerage firm leads by example treating our associates like luxury.
 
Additionally associates can interview and sign up to the following programs:
 
Leads Program: Associates that meet certain experience requirements, can apply and through this program get qualified referral leads from the brokerage firm. The compensation of these leads, for the associate who works with them, will be agreed to either at the time associate enters the Lead Program or received the specific lead. Compensation could be agreed on a per deal basis, generally the compensation for referral of these leads are 50% of gross commission for the associate who is the procuring cause.
 
Show-For-Dough Program: Newly licensed real estate professionals can sign up for coaching programs, where experienced real estate professionals will coach and give new agents step-by-step instructions to follow, sharing their own leads and knowledge. Associates in this program would go show property, help host open houses, or help the real estate coach with partial supervised performance of other real estate services. During the beginning, and while newer agents gather confidence in the industry, experienced agents or coaches will handle the communications between the customers/leads and experienced real estate professionals that may work at other companies. At closing, associates under this Show-For-Dough Program are compensated by the vast amount of experience they obtain and an agreed amount ahead of time by the coach, generally $50 USD.
 
Team Concept: There is strength in numbers for networking and lead generating or prospecting. Our brokerage fully supports agents that want to form teams and has all the logistics in place to help experienced agents take on newer agents and coach them to success! Each team is different in compensation plans, team leaders must inform team members with full transparency that members can separate from the team at any time but can stay as an associate at the brokerage firm.
